Why due diligence matters
Most disputes between homeowners and builders come down to unclear expectations, money or quality. Asking the right questions early sets the tone for a professional relationship and weeds out anyone who cuts corners.
The ten questions
- Are you fully insured, including public liability, and can you show the certificate?
- What trade accreditations do you hold (for example FMB, CHAS, Checkatrade)?
- Can you provide references and addresses of recent, similar projects?
- Will I get a clear, itemised written quote rather than a single lump sum?
- Who will be my main point of contact during the build?
- How do you handle variations and any extra costs that come up?
- What is the payment schedule, and do you ask for large sums up front?
- Do you provide a written contract and a realistic programme of works?
- How do you manage health and safety and site cleanliness?
- What guarantees or warranties come with the finished work?
Red flags to watch for
Be cautious of anyone who only takes cash, pressures you to decide immediately, cannot provide references, or wants a large deposit before any work starts.
